UPPER CONSTANTIA PLOTS NOW COSTING JUST UNDER R6 MILLION PER ACRE – BUT ONE, WITH TWO ACRES, IS PRICED AT R6,45 MILLION

There are still numerous potential buyers looking for a property in the traditionally upmarket Cape Peninsula suburbs of Constantia and Bishopscourt, says Thys Human, Vineyard Estates Upper Constantia agent – but, he adds, after being presented with an attractive list of options in today’s market, they are often determined to search for possible better value properties which often do not exist.

 “Buyers have picked up the notion that in today’s conditions homes in the upper price brackets are reeling under the recession more than those in the middle and lower brackets.  If they are going to commit to a purchase they want to do so at heavily discounted prices,” says Human.

 “If one considers that many acre plots in Upper Constantia sell for R5 to R6 million (and some have fetched R8 million) any buyer of an 8 000m² property at R6,45 million would be acquiring exceptional value.”

 The house, says Human, was built in 1982 and is comfortable, conventional and well constructed.  The land, most of which is terraced, is covered with Kirstenbosch type indigenous plants and has an olive orchard.

 From the large covered patio views of the garden and mature trees open out in all directions.  Additional facilities include internal and external security, a strong borehole and computerised irrigation.
